before you start, and it is what separates Hackney from almost every other district in this series.

Hackney has no single retail centre. It runs on a series of separate high streets, each with its own catchment and its own character, and several of them are miles apart and share almost no customer. Mare Street and Stoke Newington Church Street are both Hackney and they are not remotely the same decision. Browse commercial space to rent in Hackney.

The high streets, and why you have to pick one

Mare Street

The principal high street, running through Hackney Central with a mix of independent retail, food and civic buildings. If your run includes one of those days you have bought most of the week’s audience in an afternoon. If it does not, you have taken a quiet street.

It also cuts the other way as an opportunity. Hackney offers one of the more accessible routes into London retail, through stalls and small units at the weekend markets rather than a shop lease. Commitments are short, the fit-out expectation is low, and for a brand that cannot yet fund a central unit it is a realistic first physical presence.

What works here

What

Why Hackney suits it

Browse

Retail and pop-up

Independent, sustainable and community-led brands, on streets whose customers expect exactly that.

retail and pop-up space in Hackney

Food and drink

A market culture that made the borough’s food offer what it is, and an audience that turns out for it.

food and drink space in Hackney

Events and launches

Canal-side yards, converted wharves and warehouse stock at east London prices.

event space in Hackney

Galleries and studios

A studio population along the canal and a local audience that already goes to things.

gallery and studio space

Shoots

Industrial conversions, market colour and period terraces within a short walk of each other.

shoot space in Hackney

Showrooms and project space

Floor area at a fraction of central rates, for anything that does not need a prime address.

showrooms and project space

Getting there, and what the footfall actually is

Hackney is served by Hackney Central, Hackney Downs, London Fields, Cambridge Heath, Homerton, Rectory Road, Clapton, Stoke Newington, Stamford Hill, Haggerston, Hoxton and both Dalston stations. That is a lot of rail for a borough with no Underground to speak of.

The busiest of them, Hackney Central, sits outside the hundred busiest stations in London. That is the number that matters, and it says the footfall here is local rather than passing. It suits a destination space far more than an impulse one: people come to Hackney on purpose, so the job is to be worth the trip rather than to catch a passing eye.

The other route through the borough is the water. Regent’s Canal runs east from Camden and King’s Cross into Hackney, the towpath is now a continuous pedestrian route, and the yards and wharves along it have been converted to studios and retail.
