Short-Term Commercial Space in 11e 75011 Paris

The 11th arrondissement sits on the eastern side of central Paris, bordered by the 3e arrondissement to the north-west, the 4th and 12th to the south, the 10th to the north and the 20th to the east. It was historically a district of workers and craftsmen and is now one of the most active parts of the city for nightlife and independent retail. Temporary commercial space here suits pop-up shops, showrooms, art galleries, event spaces and flexible offices, with small street-level units on long retail streets and rents well below the 3rd and 4th arrondissements.

Where to look in the 11th

The arrondissement divides into four administrative quarters: Folie-Méricourt, Saint-Ambroise, Roquette and Sainte-Marguerite. Most of the short term commercial space sits around the major roads and squares, above all Boulevard Voltaire and Place de la Bastille.

Rue de Charonne, on the 11th side, is one of the most closely watched streets in Paris for independent designer boutiques. Rue Paul Bert and Rue Faidherbe hold independent restaurants and designer boutiques and are among the most closely watched addresses in the arrondissement. Rue Keller and Rue de Lappe, behind Bastille, carry an independent mix of record shops, galleries and bars.

The Oberkampf and Rue de la Roquette area anchors the strongest evening economy in Paris. A space that can trade late reaches a crowd the daytime retail does not, and daytime trade is comparatively thin. Canal Saint-Martin, between the 10th and 11th, skews younger and more independent, drawing newer brands testing the market without the cost of Le Marais or the 8th.

Place de la République is where the 3e, 10th and 11th arrondissements meet, making it one of the main interchange points on the Right Bank and a natural anchor for flexible commercial space.

What kind of space is available

The 11th has no large shopping centers. Apur records no retail concentration in this arrondissement: trade is street-based rather than mall-based. The largest sales floors locally are a Monoprix at 2,435 square meters and a Saint-Maclou at 2,300 square meters, which gives the scale of the biggest formats around. Most temporary commercial units are smaller ground-floor premises with a display window onto the street, exactly the kind of unit a pop-up occupies.

The Faubourg Saint-Antoine end keeps the courtyards and passages of the old furniture trade, which still hold workshops and design businesses set back from the street and invisible from it. These courtyards offer a different format from the standard shopfront: enclosed, quiet and suited to showroom activations or private events.

Young independent brands open here when the Marais is unaffordable. Availability is genuinely better than anywhere central, and the range of unit sizes runs from narrow single-window shops to larger corner spaces on Boulevard Voltaire.

Timing and seasonality

Demand for short term space in Paris peaks around the fashion weeks in late January, early March, late June and late September to early October, and again in the run-up to Christmas. August is the quietest month, when much of the city's independent retail closes for the summer.

The soldes, the two regulated discount seasons, open in January and late June and run for four weeks each. Black Friday in late November has become an established trading peak ahead of Christmas. The Marché Bastille on Boulevard Richard-Lenoir, one of the largest open-air markets in Paris, runs two mornings a week and draws consistent foot traffic year-round.

Paris Respire closes selected streets to motor vehicles on set days, with a summer extension from April to September in some sectors. For a temporary space, that amounts to a recurring pedestrian street and a predictable footfall peak.

Getting there

The 11th is one of the best-connected arrondissements in the city. It is served by more than twenty metro stations, including Bastille, République, Oberkampf, Charonne, Nation, Voltaire, Faidherbe-Chaligny, Ledru-Rollin and Père Lachaise. Visitors arriving from elsewhere in Paris or from outside the city reach most parts of the arrondissement within a short walk of a station.

How to pay less for temporary space

Rates for commercial space in the 11th vary by street, size and timing. The real levers a renter controls are flexibility and planning.

• Timing. Off-peak months and midweek dates cost less than peak season and weekends. A booking that avoids fashion week or the Christmas rush pays less for the same unit.

• Duration. A longer booking usually earns a better daily rate than a single day. Hosts price continuity.

• Position. A side street a few doors off Rue de Charonne or Oberkampf asks materially less than the main run, while keeping much of the passing trade.

• Floor. Ground floor with a window commands the most. First-floor and basement units in the same building ask less.

• Fit-out. A finished, furnished space costs more than a raw one. If the brand is bringing its own build, the raw space is the cheaper option.

For context, Paris retail renews itself by replacement rather than by net growth: across a recent census period the city recorded 9,400 changes of activity or trading name and 3,800 reopenings after a spell of vacancy. The question is not how many units exist but which ones change hands, and cheap space in the 11th turns over regularly.

When is the best time to book short term commercial space in Paris 11th?

Demand peaks around fashion weeks and the Christmas run-up. The quietest and most affordable period is August, when much of the local independent retail closes. Midweek dates cost less than weekends year-round.

How does the 11th compare to the Marais for pop-up retail?
